        Good to know
We created our dream vacation home and have decided to open the doors for others to enjoy. We hope you will come stay again and again and build those special memories that can only be found around a Maine lake. This is our happy place, and we hope to be able to keep sharing it with good folks. The property is comfortable for up to 6 people. We respect our guests and hope to share our cabin for years to come. For the safety of our guests and due to limitations of the entire property, MAXIMUM occupancy is limited to 6 people AT ALL TIMES and is strictly enforced. No gatherings or additional visitors on the 14-acre property at any time. We hope you understand. While the cabin is fantastic for making memories with your small group of 6 or less, there are public establishments and parks nearby where you can join with family and friends in excess of 6 for a meal, picnic, photos, and good times. _____________________ Please read the following disclosure: In order to secure your reservation, a signed rental agreement and $500 refundable deposit is required. Booking guest will be required to sign a rental agreement and submit a copy of government-issued ID. Please message e-mail address upon booking so the rental agreement and a link to securely pay deposit may be sent. Booking may be canceled by host if guest fails to submit deposit and signed agreement upon booking. We appreciate your understanding. NO ADDITIONAL VISITORS ALLOWED ON THE ENTIRE 14-ACRE PROPERTY AT ANY TIME. MAX OCCUPANCY LIMITED TO 6 AT ALL TIMES. NO GATHERINGS/PICNICS/PHOTO SHOOTS, etc. Guest Reservation will be cancelled and access terminated IMMEDIATELY without refund if this rule is violated. Absolutely no gatherings or events are allowed anywhere on the property. If you are looking to host visitors, this is not the place. If you have a change in guest count from the time of booking, you must update the guest count on the booking to reflect all adults and children, ages 0 and up. Unauthorized guests are illegally trespassing and will result in additional fees as well as immediate cancelation and termination of remaining booking term without refund. _______________________ StayBirdy's LOST LOON cabin has been totally and very thoughtfully renovated to include A/C and whole-home GENERATOR, appliances, flooring, furniture and furnishings, TVs, games, every creature comfort you could hope for, all while escaping to your own private retreat. Aluminum dock with built-in seating and kayaks for you to enjoy from the property. Also along the lake frontage is a fire pit with cozy Adirondack seating and a swing hanging from the trees. AMAZING sunsets and an abundance of wildlife await! While you may never want to leave, you have an plethora of options for additional activities and dining nearby. Outside of the quaint town of Readfield, you have Maine's state capital of Augusta only 20 minutes away. The Portland airport is just over an hour away from Readfield. The coastal town of Wiscasset is within an hour's drive, where you can continue down Route 1 for additional coastal stops and an active summer drive. _______________________ BED and BATH > Primary King Suite: located upstairs with private en-suite bathroom featuring walk-in shower and window for lots of light. 50" Roku TV where you can log in to your favorite streaming apps. Large dresser of drawers, luggage rack, hooks and hanging area (no closet) provide space and storage. Two large windows with shades offer wonderful natural lighting and views to the lake. Tall table for two with views to the lake to enjoy an evening beverage of choice or a quiet place to yourself to work on your laptop. > Downstairs King Bedroom: We call it the "Blue Room". Enjoy picturesque views of the lake from a comfy new mattress. You have a corner desk for working, a closet with dresser, and a corner seating area. > Downstairs Queen Bedroom: Also known as the "Red Room". This room is located adjacent to the Blue Room and offers whimsical woodland animal fun with forest views, dresser and closet for ample storage. > In addition to the en-suite bathroom upstairs, the downstairs guests share a full bathroom with tub and window for bright lighting. All bath linens, soap shampoo, conditioner are provided. > The Upstairs Media Loft: A cozy space overlooking the downstairs living with lots of light from the windows with woodland views. You will find many family friendly games for memorable FAMILY GAME NIGHT. Available dark shades encourage MOVIE NIGHT on the 65" Roku TV where you can log in to your favorite streaming services. KITCHEN Fun fully-renovated retro diner inspired space! Light and bright! You can even enjoy doing the dishes with the big window looking out to the woods and nature, Fully stocked with major and minor appliances, dishes, cookware. Traditional drip coffee maker and grounds are available. Breakfast area dining includes bright window views, plus additional seating in the adjacent enclosed all-season porch. LIVING Vaulted ceilings and cozy space with natural light and views. The living area is open and bright with comfortable seating. Adjoins to kitchen area. PATIO The open patio offers built-in seating and a nearby Weber Premier Premium charcoal grill station for those traditional main red snappah" BBQs. PORCH When you arrive, you will enter through the completely renovated all-season porch. Whether you would like to lounge at the conversation corner with views to the lake, or play foosball at the other end, the porch offers a huge space to have fun and take in the outdoors in comfort. You will find other engaging games for all ages to play, or you can simply sit and relax. DOCK 35' aluminum dock and kayak racks with 2 sit-on-top kayaks. Nearby company offers kayak rentals if additional kayaks are needed. The dock is a fabulous place to enjoy the colorful sunsets or have a morning cup of coffee. Either way, you will likely here the amazing sounds of the loons. We are very fortunate to have many resident loons on Torsey Lake. Please note that we are at a shallow and rocky end of the lake and have about 5' at end of dock, so absolutely no diving or jumping in for your safety. You can rent a boat and scoot out to the deeper parts of the lake for those memorable cannonball or backflip competitions! FIREPIT Please enjoy the waterfront fire pit area. Keep the wood in the existing fire ring and manage the flames. We have a bundle of wood and a lighter for you to get started and test your fire-starting skills. Additional firewood bundles may be purchased nearby. THE WOODS So this is where the explorer in you has room to roam. You are free to explore the property. We have an abundance of wildlife and nature here. We ask that you become aware of all that comes with exploring nature. Dress appropriately, spray for ticks and biting bugs, and be respectful of wildlife. Pay attention to adjacent property boundary signs. House Rules
By booking the Accommodations, or by clicking to accept or agree to when that option is made available to you, you accept and agree to be bound and abide by this Agreement. If you do not want to agree to the terms of this Agreement, you must not book the Accommodations. By booking this reservation, you agree to review and return the signed agreement. • Guest and Guests invitees, visitors and guests must abide by Host’s rules and regulations and the rules and regulations of the Building. In the event of any conflict between Host’s rules and regulations and the rules and regulations of the Building, the more restrictive applicable rule or regulation shall govern. Occupancy at all times is limited to the number of guests in the reservation. Guest must obtain approval by host in advance of any additional visitors to the Accommodation or property. • The Accommodations shall not be used for any unlawful or illegal purpose under applicable federal, state, or local laws, statutes, ordinances, or orders. Use of the Accommodations by Guest or Guest’s invitees, visitors, or guests for any unlawful or illegal purpose shall be grounds for immediate termination of the balance of Guest’s reservation. The Accommodations shall not be used for any commercial, industrial, wholesale, or retail activity. No nails, screws, fasteners, or adhesives of any kind shall be inserted into or attached to any portion of the Accommodations or the furnishings or other improvements in the Accommodations. • Guest consents to and understands and agrees that, prior to Guest’s use of the Accommodations, Host will perform a national criminal and sex offender background check on Guest through an accredited consumer reporting agency and that if the result of the background check is, in Host’s sole judgment, adverse, Guest’s reservation shall be cancelled and Guest’s reservation deposit shall be returned to Guest. Guest also acknowledges that Host shall be permitted to supply a copy of the background check report to the owner or property manager of the Building upon the owner’s or property manager’s request, subject to all applicable federal, state, or local requirements applicable to the recipients of such information. Use of a name other than the true legal name of Guest for the purposes of the reservation shall be grounds for immediate cancellation of the reservation and return of Guest’s reservation deposit. • Occupancy of the Accommodations is limited to the lesser of the number of individuals permitted by (a) the Booking Site; (b) the Building; or (c) applicable laws, statutes, or ordinances. • No pets, including service animals, are permitted in the Accommodations unless pre-approved in writing by Host. Note that the Building may not permit animals of any kind or for any purpose. • The Accommodations are equipped and supplied as fully furnished, including bedspreads, linens, blankets, pillows, bath towels and a standard equipped kitchen. Towels for off-site hot tubs, spas, and/or swimming pools are not provided; Guest is responsible for providing towels for such use. Bath towels provided in the Accommodations are not to be used for such use. Furnishings and floor plans of Accommodations may differ from photographs in advertisements. Missing or damaged items provided in the Accommodations shall be charged to Guest’s credit card. • No parties or other gatherings of individuals greater in number than the number of individuals included in the booking guest count or legally permitted to occupy the Accommodations are permitted in the Accommodations. Guest is responsible for the conduct of all persons occupying or visiting the Accommodations during Guest’s occupancy of the Accommodations. If Host is notified or made aware of a noise complaint or excessive occupancy during Guest’s occupancy, Guest will be notified by direct message, email or telephone. If guest does not immediately comply, or Host is notified of a second complaint or continued violation during Guest’s occupancy, Host has the right to remove the Guest immediately from the Building without refund. If law enforcement is called to the Building for any reason, whether relating to a disturbance, noise complaints, occupancy issues, inappropriate behavior, or another matter involving Guest’s activities in the Accommodations, Guest must pay all costs associated with such activity, including repair of any damage done to the Accommodations or the Building and may be subject to prosecution and/or eviction. • Tampering with, disabling, or inhibiting use of the security cameras and/or internet equipment at the property will lead to a $500 fee and possible termination of your stay with no refund. • Staff at the Building is not associated with Host. In the event Guest has any questions or concerns relating to the Accommodations, including maintenance issues affecting the Accommodations, Guest should immediately contact the host directly. Damage or cleaning issues relating to the Accommodations must be reported to Host within three (3) hours of Guest’s first arrival at the Accommodations or the Accommodations shall be deemed to have been in acceptable condition at the time of Guest’s first arrival. Damages or cleaning issues not so reported will be the responsibility of Guest and may result in additional charges to Guest under the fee schedule at Host’s sole discretion. • All keys, fobs, access cards, or remotes (garage) for access to the unit, building, amenities or parking area (as applicable) shall be immediately returned to Host upon completion of Guest’s stay in the Accommodations. Any key, fob, access card, or remote (garage) that is not returned at the time of check out, will result in a charge. Guest will pay, without limitation or offset up to $200 per key, fob, access card, or remote (garage). • Host is not responsible for any vehicles, belongings, and other personal property that Guest or Guest’s licensees and invitees choose to bring into or use in or around the Accommodations and does not provide insurance for any such items. Guest is responsible for insurance of Guest’s personal property. Guest is responsible for all damage to the Accommodations and its contents during Guest’s stay. • To the maximum extent permitted by law, Guest agrees to indemnify, defend, and hold Host harmless from any damage caused by Guest or Guest’s invitees, visitors, or guests to the Accommodations, the contents of the Accommodations, the Building or any of its common areas, and any personal injury or death suffered by Guest or Guest’s invitees, visitors, or guests to the extent such personal injury or death is determined by an appropriate authority not to have been a result of negligence or misconduct by Host, its shareholders, directors, officers, employees, agents, or representatives. Host shall not be responsible for any loss or damage suffered by Guest or Guest’s invitees, visitors, or guests due to interruption of utility services, essential services, fire, or other occurrence of a similar nature, provided, that, in the event any such interruption results in the Accommodations being rendered unusable through no fault of Guest or Guest’s invitees, visitors, or guests, Host shall refund to Guest the amount prepaid by Guest and not applicable to the period prior to the Accommodations becoming unusable. • To the maximum extent permitted by applicable law, Guest assumes all risk arising out of Guest’s access to the Accommodations. This shall mean it is Guest’s responsibility to investigate the Accommodations prior to use to confirm that it suits Guest’s needs and Guest willfully assumes any risk of illness, bodily injury, disability or death that may be associated with its use of the Accommodations. • Guest’s use of any pool, floatation devices, bikes, sleds, canoes, kayaks, paddleboards, dock systems, slides or any other equipment or amenity that may be within the Accommodations or available within the Building shall be at Guest’s...
Other Details to Note
Dock and kayaks are seasonal. Docks in Maine are typically available between mid-May through mid October, depending on lake conditions. Ice fishing and snow-shoeing on the lake are also seasonal and at your own risk. 4-wheel drive vehicles are recommended for driving area roads during snowy/icy winter conditions. 4-wheel drive vehicles are readily available to rent nearby in the winter months in Maine.

Guest Access
You and your booked/registered guests have full access to the cabin and 14 acres of land, all to yourself. Very secluded and private! We do have some closets reserved for owner storage, which are marked and apparent. The basement is also not accessible to guests.

Property is privately located at the end of a long camp dirt road, great for a long and shaded walk, meet some friendly year-round neighbors. Road association has a private "beach" a short walking distance from the cabin where boat ramp is available for you to use if you bring or rent a boat. Driveway is gravel with room for four vehicles to park
